At 304-322 Ordnance Road, we are addressing Enfield’s housing need by proposing a scheme of 24 apartments, which more than doubles the number of homes provided in the existing building.
This fully affordable, design-led scheme addresses Greater London’s affordable housing shortage by allowing existing residents to be rehoused on site in the improved, secure homes and providing homes for people on Enfield’s housing applications list. This establishes a secure future for the community rather than displacing it.
The site is highly constrained by the Small River Lee/Lea, neighbouring boundaries and underground infrastructure. Due to these challenges, the scheme went through multiple design iterations, technical coordination, and community engagement. The design evolved into a refined and functional building which draws on the local architectural character and steps in height to sit comfortably between the surrounding properties.
The project prioritises sustainability and wellbeing by providing dual-aspect homes that meet space standards and provide generous daylight, ventilation and outdoor space. To strengthen the connection with the landscape, the scheme opens toward the river to maximise views and introduces a new riverside path, all while protecting the amenity and privacy of neighbouring properties.
The final design has been carefully considered to ensure that this proposed development treats residents with dignity and makes a lasting contribution to the Enfield community.
