Green Lane in Walsall

BM3 provided Planning Consultancy services to secure full planning consent for the erection of an apartment building in Walsall town centre. The proposal comprised 130 apartments of previously developed land that had been allocated for office use in the recently adopted Area Action Plan.

BM3 successfully argued that the level of office accommodation envisaged by the Core Strategy was unlikely to come forward and in accordance with paragraph 122 of the NPPF alternative uses should be considered where there is an identified unmet need. To demonstrate paragraph 122, BM3 advised the applicant to commission an Office Market Appraisal which evidenced the level of office take up in the town over a period of 10 years with an analysis of the current position.

Officers agreed that the allocation for office use had little prospect of coming forward and alternative use, in this case 130 apartments for rent and over 50’s accommodation was acceptable.

Arthur Diamond House

BM3 provided Planning Consultancy services to Signature Homes securing full planning consent in respect of its proposal to demolish the existing building and erect 14 dwellings on land formally occupied by Arthur Diamond House, Holloway Field, Coventry.

On behalf of Signature, BM3 engaged with Coventry City Council to gain pre-application advice prior to submitting the full application. BM3 devised a planning strategy to deal with a number of constraints on site including air quality, tree loss, loss of green space and highway concerns BM3 successfully argued a reduced level of affordable housing provision
